AI, data and ESG are reshaping the global commercial real estate market: Cushman & Wakefield’s future ambitions driven by an integrated APAC-EMEA strategy. • In 2025, Mathew Bouw became CEO for both Asia Pacific(APAC) and Europe, Middle East and Africa(EMEA), and he sees the future direction of the global commercial real estate market in a combination of an integrated platform and deeply local execution. He notes that while the Americas still account for the majority of the firm’s global revenue, his priority is to bring APAC and EMEA under a single operating model that delivers a consistent level of service and insight in every market, while at the same time valuing deep understanding of local markets and cultures. At the heart of the unified operating model led by Mathew Bouw are data, digital transformation, AI and automation, smart building technologies and ESG. By leveraging these technology and data capabilities, he aims to track shifts in capital markets, supply-demand dynamics and micro-market trends, and to translate them into a common ‘language’ across Cushman & Wakefield’s network, which spans cities from Seoul, Tokyo and Singapore to London, Paris, Dubai and Johannesburg. The goal is to help global investors and occupiers view fast-growing markets such as India, Southeast Asia, the Middle East and Africa, alongside more mature markets such as South Korea, Japan, Australia and Singapore, as a single, coherent portfolio of opportunities. His outlook for 2026 is closely aligned with both capital markets recovery and the structural growth of specific asset classes. In APAC, high-growth sectors and asset classes such as data centers, logistics, living and self-storage, together with core markets including South Korea, Australia and Japan, are coming back into focus for investors. In EMEA, logistics, retail, hospitality and prime ESG-aligned offices are reappearing on investors’ radar. He describes South Korea in particular as a ‘market we love’ and a strategic hub that reflects the flow of capital both within the region and globally, and he expects Cushman & Wakefield’s role to expand further in supporting Korean corporates’ overseas growth as well as two-way capital flows in and out of the country. At the same time, Mathew Bouw regards ESG and carbon neutrality not as optional considerations but as the new baseline for the industry. With regulatory frameworks becoming more sophisticated in many countries and expectations from European investors and global tenants rising, he sees ‘green renovation’ - combining energy audits, decarbonisation roadmaps, refurbishment and retrofit solutions, and digital tools - as a core strategy for enhancing asset value. Drawing on experience across multiple industries, he has set himself a clear objective as CEO of APAC & EMEA: to build a real estate services firm that is globally connected yet authentically local in every market it serves.
